Roof Repair or Roof Replacement? How to Tell What Your Roof Needs

Roofs are easy to ignore until water appears on the ceiling. When it does, it's natural to fear the worst. In reality, many roof problems are localised and can be fixed. The trick is understanding which situation you're in, and getting an honest assessment.
Signs a repair may be enough
- A single leak after heavy rain, in one area
- A few cracked, slipped or missing tiles
- Loose or lifted roof sheets after a storm
- Damaged flashing around a chimney, skylight or wall junction
- Blocked or rusted sections of gutter causing overflow
When a restoration makes sense
If the roof structure is sound but the surface is tired — faded, porous tiles, crumbling ridge capping or surface rust on metal — a restoration can extend its life. That typically means cleaning, repairing, re-bedding and re-pointing where needed, and applying a protective coating.
Signs it may be time to replace
- Widespread leaks across different parts of the roof
- Sagging rooflines or soft spots that suggest structural issues
- Metal roofing with rust holes rather than surface rust
- Repeated repairs that keep failing
Ask for evidence, not just a verdict
A good roofer will show you photos of what they found up there and explain why they're recommending a repair, a restoration or a replacement. If two roofers give very different advice, the photos make it much easier to judge who's right. Never climb onto the roof yourself to check — leave working at height to people with the right equipment.
